Process #1 Standard Construction Contract

Standard Construction Contract is tailored for clients equipped with project drawings and prepared to engage Johnstar for their venture. Following a thorough review of the drawings, we provide an estimated project cost and progress to formalize a construction contract. Subsequently, we handle permit submissions, commence construction, and facilitate the acquisition of your certificate of occupancy.

Process #2 Conceptual Phase then Design-Build

Involves the Conceptual Phase followed by Design-Build, catering to clients seeking floor plan development and MEP narratives, with the possibility of including exterior elevation as needed. This phase serves as an initial step, requiring a minimal financial commitment. Typically constituting 10-15% of the Architectural process, the Conceptual Phase furnishes essential information for preparing a comprehensive Design-Build Contract. Upon finalizing the contract, we proceed with refining project drawings, securing permits, executing construction, and facilitating the acquisition of your certificate of occupancy.

Process #3 Design then Build

known as Design then Build, is ideal for clients prepared to initiate their project by commencing with a Design Contract. This phase, integral to the complete Design-Build process, involves the development of comprehensive Construction Drawings ready for permitting. Subsequently, we evaluate the fully completed drawings for pricing and proceed to sign a Construction Contract to carry out the remaining aspects of the project.
